General Terms and Booking Conditions – Westendorf Alpen Lodge
Applicability
These general terms and booking conditions apply to all reservations and rental agreements made directly through the website Westendorf Alpen Lodge between the tenant (“guest”) and the private owner (“landlord”) of Westendorf Alpen Lodge, located at Straßhäusl 1, 6363 Westendorf, Austria. By making a reservation, the guest declares that they have read and agreed to these conditions.
Reservation and Confirmation
A reservation can be made online via the booking form on the website or by email.
After receipt of the reservation, the guest will receive written confirmation (by email). The reservation only becomes binding after this confirmation has been issued.
The landlord reserves the right to refuse a reservation without stating reasons.
Payment
A deposit of 50% of the total rental amount is required at the time of booking and must be paid within 7 days after the booking.
The remaining balance must be paid no later than 30 days before arrival.
For bookings made less than 30 days before arrival, the full rental amount must be paid immediately.
Payments must be made by bank transfer; the payment details will be provided in the confirmation email.
Cancellation
Cancellations must be submitted in writing by email.
In the event of cancellation, the following conditions apply:
• Cancellation up to 90 days before arrival: free of charge, the deposit will be fully refunded minus €100 administration costs.
• Cancellation 89–45 days before arrival: 30% of the total travel price
• Cancellation 44–14 days before arrival: 60% of the total travel price
• Cancellation 13–7 days before arrival: 80% of the total travel price
• Cancellation less than 7 days before arrival or no-show: 100% of the total travel price
• The landlord recommends taking out travel and cancellation insurance.
The cancellation conditions stated in the reservation confirmation are binding.
Security Deposit and Damages
The landlord may require a security deposit, determined per apartment and depending on the size and composition of the group. The deposit must be paid in advance by bank transfer.
Any damage or loss caused by the guest will be deducted from the deposit.
If the damage exceeds the deposit amount, the guest remains liable for the full amount of the damage.
The deposit will be refunded within 7 days after departure, provided the apartment has been left in proper condition.
Stay
The apartment is available from 3:00 PM on the day of arrival and must be vacated before 10:00 AM on the day of departure.
The number of guests may not exceed the maximum number stated at the time of booking.
Smoking and pets are not allowed.
The guest must leave the apartment neat and clean; additional cleaning costs due to excessive dirt or mess may be charged.
Liability
The landlord is not liable for loss, theft, damage, or injury of any kind occurring during the guest’s stay.
The guest uses the apartment and its facilities at their own risk.
The landlord is not liable for temporary interruptions to utilities or services (water, electricity, internet, etc.) or for disturbances caused by works or natural events beyond the landlord’s control.
Force Majeure
In the event of force majeure (such as natural disasters, pandemics, government measures, or other unforeseen circumstances) making the stay impossible, the landlord has the right to cancel the reservation. Any amounts already paid will be refunded in such cases, without any further liability for damages or costs.
Applicable Law and Disputes
This agreement is governed by Austrian law. Disputes that cannot be resolved amicably shall be submitted to the competent court in Tyrol, Austria.
